WHAT IS SITE WORK?
Site work is a general term used
for all work that must be accomplished to complete the purchase
of your modular home.
Engineering cost associated with
building process such as perk tests, septic designs, wetland
delineation, planning, zoning and building permits are all considered
site work.
Excavation and land clearing can
consist of removing trees and stumps, installing erosion control,
excavate cellar hole, installing drains, installing driveway,
backfilling the foundation.
Foundations consist of concrete
footings, a concrete lolly column pad and concrete walls or partial
wooden knee walls with basement windows and basement access way.
The sill plate, lolly columns, basement stairs and cellar floors
also fall in the category.
Interior finish packages consist
of finishing the marriage wall with sheet rock, installing the
interior doors and molding and any specialty items.
Exterior finish package consist
of completing the siding, soffitts, shingles, gutters and downspouts.
Electrical connections must be
made to the 200 amp panel provided with the house and power is
coordinated with your local supplier. All lighting must be installed
per code and inspected. Some lighting fixtures are shipped loose
to prevent damage and must be installed.
Plumbing and heating connections
must be made to water and waste lines provided in the house by
the factory. The installation of a boiler, vents and oil tank
is also needed.
Steps need to be built per building
code at two access doors or sliders before an occupancy permit
will be issued by the local building inspector.
Town water or well is required.
Town sewerage or an approved septic
system must be installed.
